I reside on The West Side as well. I recommend learning as much as you can, while keeping things simple. The concept of wholesaling is simple, however there are details in between.

Find a list of people to market to.  Direct mail, online, bandit signs, driving neighborhoods, etc. Gather basic information about their situation, etc..Feel free to ask your questions and we'll see if we can help you out.

I'm in Houston. It's a great city for fix and flips. Just have to know your target market area of the city

Hey Vivian,

I'm a Full time Investor here in Houston. I buy properties and also wholesale some as well. I esp help those investors who may not have the time to find the good deals. I'm also a Pharmacist in Houston. I do prn only for a couple of friends.

I feel a Busload of Buyers and No deals is worthless. If you plan to go this route; I would market for buyers and sellers simultaneously.
But i prefer to have the deal first.
IMO.

Have insurance intact to Cover Yourself and your projects. What happens if one of the workers gets injured? Make sure you're prepared to have the  answers.

I'm in  Houston as well; doing a lot of wholesaling, however i'm looking to do a couplenof rehabs myself. Haven't done any in a while.

David; the wholesaling is going Great in Houston. However; you have to be creative..Not every deal is a 65% deal..You have to really have your creative Brain Juices flowing on a regular basis. I have a deal that I originally thought was going to be a Subject To; hwoever; after firther review and gathering more information; it has turneded aout to be a short sale..
