I'm a wholesaler in the Hot Houston! You really have to have feet on the ground that you can Trust when dealing with Out of area deals. Make sure you do your research/due diligence as well.

The proof of funds came from JP Morgan (on the letter head). The guy said he represents the fund; however i told him i didn't want to waste their time or my time..Yes it was a Craigslist ad; that states no wholesalers (most ignore this part).. I called the number at the bottom of the POF letter..voice mail comes on..Anyway; i think I'm just going to pass on trying to connect with them.. Its hard to find out the real truth..

Hey Guys anyone worked with any Hedge Funds lately? I have a guy that responded to an ad i placed. He represents a hedge fund. I havent had great exepreiences with them. They will say they want to buy your property and at the 11th hour they flaked out.. At one time here in Hosuton; tey were pretty big. Curious to know recent feedback.. Thx

Wow!! Thanks Guys! So much knowledge..Mary I will definitely check out that link..And Robert I agree; from our initial conversation; i sensed Management issue; which she later confirmed. @ Brian; she's asking $500K; which doesn't make sense to me at all..I told her; there's no way i could pay that much based on the current situation of the property..

I have a lead on a Multi Unit. I've gathered information as for as Rents, Vacancies; who's paying utilities, taxes, insurance, and other expenses. I have walked the property. It has potential; however there's 14 vacancies; and the owner wants to retire due to medical condition. Really would like to know the process of getting the property under contract and wholesaling it.
I can do SFR in my sleep; Multi-Units are new for me..
Any Feedback would be great..
