Got this email from the tenant.... What would you say??

I'd say one of the worst parts of the job is doling out responsibilities when there's repairs

Atwan,

Just wanted to let you know that we had a shower tile break last night. We just noticed it today and I have attached a picture. We were putting a nail in the wall in the hallway to hang a picture last night and it looks like the nail punctured through the tile. I don't know why the wall is so thin, a wall shouldn't be less than 3 inches or so from another wall but the shower tile was only 1-2 inches behind the drywall from what I can see. It's a tile in the built-in shelf area. It shouldn't be exposed to too much water so I don't think it's necessarily an immediate concern, but we wanted to let you know so that the process of repairing it can start. Thanks.

So my client is a contractor as well....

Of course he therefore expects me as a PM, to be his subcontractor too....

Anyway, his property's windows are getting a lot of air coming through....

He tells me there is window "sealing tape" at home depot???

Anybody know of anything like this? How to apply it, etc??

@Chris T. Thanks for suggestion, I called my plumber back, presented how the owner and the tenant were giving me pressure and he said he understood and he would just let it go if the owner would rather go with the in-house engineer....

Obviously he had no reason to lie from the start..... this Helps me further go with my plumber for my future jobs and maintained the relationship....

If you have a tenant lined up, I don't think you have much to worry about. Things could be MUCH worse.... obviously, sitting vacant....

Personally I would sign new tenant to a 9 month lease and make it clear you have no plans to renew.

Of course well before he vacates, starts prepping up for sale of the property, tell your agent to start marketing, get contractors ready and list it for a few thousand under-value so it sells quick or maybe even get into a multiple offer situation.

@Tyson Hosey exactly.... it's not really a new business problem at all. But just foreseeing how it could turn into a miserable chop shop. 

Knowing you are your clients only option, doesn't give you much reason to provide sharp advertising, consultation or keep up with latest local landlord/tenant laws.....

good point.... 

I just don't want to be jacked on my prices, like everyone else. As a PM I try to pride my business on saving clients money..... and unsure how I feel about this.....

but i definitely like your point to pick my battles..... win some, lose some and move on
