triple YES! No reason for you to not require tenants to have.

I had a tenant blow up our oven. Even though it was literally just a small fire contained in the oven, damage cost of $20k, (restoration scam is a topic for another thread).

But if tenant doesn't have that, your insurance company will squarely look at you to foot the bill, for a "small accident"

As a PM I can understand what they're trying to do offering concessions to maintain or increase business.

But I wouldn't give a discount without the owner's knowledge, because I know it's NOT my money.

I've given discounts to tenants from my company to the tenant if I thoguht the value was there in long run.

So I'd fully expect the PM to take on the cost if you didn't approve, because he's spending YOUR MONEY.

Leave it up to him to do anything extra.

I get a ton of international people.

For me, the value outweighs the risk because they are readily replaceable if they leave without notice. They usually have lots of references from employers, school, etc, which I assume is part of the reason they've been extra responsible, low-maintenance.

I think the case will depend on your market.

I'm not sure why the standard Montgomery County GCAAR lease would be contrary to law, but maybe I should double check that. I can't speak for what's in your lease or in the lawsuits you're referring to.

Provisions #10 "....Tenant is responsible, after the first thirty (30) days of occupancy, for general control and elimination of houshold pests including, but not limited to, fleas ticks, roaches, silverfish, ants, crickets and rodents....."

Seems the "just cause eviction" law was more intended to address Landlords not renewing leases and requiring "just cause", rather than breach of lease evictions.

@Victor N. If I could give you 3 votes I would. I totally missed this angle and I definitely could see this playing out.

Do you have any suggestions on how you would approach this?
