@Jerry W. Eviction process takes about 3 months here anyway...... I figure if she was looking to leave anyway, the notice is just a little fire to tell her to cut a deal and move before her credit it hit......

@Michael Gansberg It's pretty clear in the lease and in MD that pests brought in by the tenant after 15 days from the lease is tenant's responsibility.

Unfortunately, to cover me and my client's butt I have to chaperone tenant all the way through now....

It's already gotten costly, as exterminator has been contacted and of course he's licking his lips saying "i need to inspect every unit"

I'm treating it as, bed bug  - one strike policy.

The condo manager says the building never had bb's before. Therefore, I'm having the tenant make the appointments and do the work, foot the bills ,   and give notice to evict if she delays in any step of the process.... I think that should uphold?

It might be early to evict. I don't think I can evict just for her bringing in bed bugs..... So I'm waiting for her to "not-comply" in extermination. 

It's a grueling process, giving tenant deadlines for each step, and give notice accordingly if she misses (making appointment, buying mattress covers and mattresses, heat treatment of all clothes and furniture).

That's why I thought it might be good just to wait for them to give notice to vacate since I know she's been looking.... she doesn't know I know.....

Or maybe I should tell her "I know you're looking to move..... let's call it clean if you want to move out....."

Do I start eviction process as soon as I can? ....or Do I wait for tenant to put in notice?

Family of 4 - grandma, father and 2 grandkids

Grandma is carrying family on her shoulders with good job, credit, etc.

It's been about 2 years and she seems stressed out getting behind on payments (never totally missed).

Unable to keep the place clean, father is unemployed with girlfriends moving in.....

The last straw was her report of bed bugs last week.....

Kids are getting bit up, and they're all over the kids room.

This is in a 2br of a multi-fam condo, that has never had bedbugs.... in the building.....

I can't take this on anymore, with enormous potential liability looming now.....

Strange enough..... I get a call this morning, from a property manager.... asking "does your current tenant have good rental history??"

Nice surprise..... as my finger was already on the eviction trigger after tenant already brought in bed bugs.....

So what do you do next?

Does anyone no if the work can get certified "bed-bug" free, like lead free inspections?

@Kevin Farrell can I require the tenant to pay for an exterminator that will guarantee the work?

Why did landlord split, if tenant brought in after several months?

How long did vendor take to exterminate?

We do not have that pest free and clear clause but it's pretty clear they brought them in.

Good idea, I'll follow up with condo property Mgr

"I also need to let you know that the garbage disposal is leaking & some how there are bed bugs in my son's room mostly on my grandson's bed."

Got this nice xmas note from my tenant.

Never had to deal with bed bugs, but I KNOW it can be a big problem.....

How do I handle this? 

What's best approach from start?

This is a multi family condo so I know it needs to be contained....

I really don't need this in the middle of my holidays with my other vacant units my owners want to fill
