Viktor Khon as people say: "Thirst you have to know your market." But they does not say what does it mean, so trying to figure it out.
Another good question is "What is your market?", maybe I should choose Florida or Texas market as I do not have money to invest in NYC market. How to choose your market, is any one can answer me?

Why not to use capitalization rate? It is include debt service and ALL expenses.
Probably because it is much easier to get rent number that ALL expenses.

this way dealing with investor as 3rd party also illegal? Can any provide source for that, every time I here about "IN SOME STATES", how I can check my state? And how to do wholesale in NY if it is illegal?
