It is really great that you got few contacts. As you not ready to do business I would rephrase your question as "How I can be a friend with this person?" How I can spend more time with him to know what he is doing? Probably, be honest and tell that you are interesting in real estate and would like to help with something in this field. This way you will get more inside work and knowledge.

Motivated sellers are same customers as any customer in online business. Try to google "build an online business".
You will not buy their property using your website. What website should tell to your customers are: You have knowledge and experience in solving problems similar to potential customers.
This will lead them to call you or fill out contact form on web.
Second question is "How potential customers will find your website?"

Brian, I would check out book Questions That Sell by Paul Cherry. As you selling your service and solution to owner of house. It has scripts and questions to ask and explain how not to wast your time with wrong guy.

Second, go to BP Podcast 021 and check for Jerry’s Phone Script

If people making money selling something does not mean whey selling good deals. Im talking about buying risky investment that looks like AAA rated and selling to others who do not know local market. Same were with mortgages. It is just my 2 cents. That is the reason for community to have different opinions.
