So I'm about to finish the renovations on my first flip (Yeay!) and I'm shopping around for a listing agent. Just wondering, in your opinion, what makes a good listing agent? What do you think I should look for?

I've been told that I should look for one who does nothing but listings, and one who has relationships with staging companies. But it seems like every agent is all like, "I do both and I'm a master of both!"  How do you go about evaluating a good listing agent from the ones who are just blowing smoke?

Me too... I spoke with my hard money lender's underwriter to get the bare minimum requirements. This weekend I'm going to research REI Guard's coverage ($200/mo.) vs. the bare minimum Builders Risk+General Liability coverage ($140/mo.)... Seems like REI Guard is worth the expense. I'm risk averse on factors I can't control, so I don't mess around with insufficient insurance!

Now I'm confused what level of coverage I'm supposed to get: The purchase price? Purchase price plus rehab cost? ARV? Arrrrgggghhh!
