I am loving your ideas. Thanks, y'all. I've been trying to reconcile the speculative nature of a seller's market with the principle of "Make your profit on day one." I'm still at the exclusively flipping aka generating capital phase of my REI career, so luckily the impact on me is minimal. It just means I have to act faster when a deal pops up.

I am exclusively flipping houses right now, and the seller's market status isn't much a concern because I'm the seller on the back end. 

BUT I haven't begun collecting cash flow units now. I'm thinking to hold off until the seller's market changes.

I know Steve Harlan personally, and appeared across him once. He's pretty awesome.

In the name of curiosity, how do you make money in a seller's market?

Not "how does one make money in a seller's market" but how do *YOU* personally make money in a seller's market?

(Hoping this will be a fun and informative topic!)

OH! Why didn't you say it's Georgia. You don't have to honor the new lease as it is a usufruct (and not an actual lease), and as the new owner, you are not in privity of contract or privity of estate with the new tenant. Demand possession, take him/her to dispossessory court aka Magistrate Court in 7 days. The Magistrate Judge will say you have no obligation to honor the lease as a new owner (assuming the judge is competent). What county is the duplex in?
