I am putting the pieces together for my first flip (Yeay!) doing low-to-medium end rehab projects on houses around $200,000 ARV in Dekalb County. I am starting to look for General Contractors.

Any of y'all have a recommendation or referral for a solid medium-end General Contractor and/or handymen?

@Juan Jackson: That works beautifully actually. I should be freeing up my capital around that time too.  I'll PM you in a little bit.

@Ethan Atkinson: Sounds good. You're the second or third person to recommend Lima One. I will definitely check them out. It's the equity piece of the puzzle I'm trying to work out, as all my capital is tied up until April/May-ish.

Found a mostly carpet-&-paint rehab in a hot area (Decatur, GA). Of course, I don't have the liquid funds for it right now. So I'm seeking a funding partner or private investor. (Hey, 50% of a good deal is better than 100% of no deal, right?)

• $210,000 ARV
• $105,000 Purchase
• $46,500 Rehab

My numbers show a $26,500 out-of-pocket investment. I have just about everything set up on this one, e.g. lender financing, contractor bid, future listing agent, et al. I'm offering a 50/50 JV or a 20% preferred equity position to be paid first from the net profits. Just name your terms.

I've run a detailed analysis, with contractor bids, comparables, etc. Let me know if you're interested. 

@Zac Caudell, @james:  We need to be friends. I'm just down the road from you in Grayson (I'm in unincorporated Stone Mountain.)  I am a real estate attorney just getting into rehabbing as well.
