Welcome @Shawn McClellan! I'm technically a newbie too, although I've been practicing law in this area for 13 years. Congratulations on your previous success, and keep us updated on your growth!

Does anyone have any direct experience using the company Tax Title Services (https://www.taxtitleservices.com/) to get title insurance on a tax deed property?

They say they operate in Georgia, but I just spoke with underwriting counsel over at Stewart Title-Georgia. He confirmed that for Stewart's position is that there must be either a quiet title action or a quitclaim from the prior owner (the delinquent taxpayer.) That's weird because Stewart's virtual underwriter website provides a Georgia form “foreclosure due process endorsement” when certified by Tax Title Services.

There are a few posts already about Tax Title Services, but has anyone actually used them?

Fantastic summary, @Dan Mahoney I am a real estate lawyer and tax deeds just happen to be my area of expertise, and I can say your info is spot on.

Have any of you purchased Georgia tax deeds?

I'm just about to get into the game myself in Clayton County on the first tuesday in February. After helping so many clients through the process, it's time to get a piece for myself.

That is bizarre and awesome that you obtained title insurance on the tax sale property just 1-year after the sale. Can you share the details how you managed that?

Thanks Michael! Pleasure to be here (finally)... As a luddite lawyer, I've been slow to jump into the social media world.

Hi everyone!

Just wanted to introduce myself as a new member. I'm a real estate lawyer and tax deed investor here in Stone Mountain, GA (just outside Atlanta.)  I just discovered this website and I am impressed both with the forum and the enthusiasm y'all have!
