No worries @Tiffany L.  Based on what you said regarding your strategy, the rental calculator might be a good option to check your numbers.  See if you can meet some investors in your area doing the something similar.  The local knowledge will give you further insight.  As it progresses, keep us all updated.  Cheers.

I agree with @Ari Hadar.  It would be good to see the calculations.  @Judah Josephs are there comps you can look at in your area?  Even if they are just rough estimates to get you started.  Or maybe there is a local, more experienced investor doing something similar.  Keep us updated.

Hi @Tiffany L..  What are your goals for the property?  Clarity around this will help you decide on which calculator to use as well.  You might not have seen it, but within the calculators the blue linked instructions to the right of the line items provide further information.  Here's a link from within BP for the 50% rule:

Hey @Jack Wyatt.  For your next step, have you considered talking to real investors (in person, on line meetup)?  A small step to keep you moving forward, and not spinning your wheels.  Definitely learn and educate yourself, but don't get stuck in the books.  You might find by doing so you discover an area of interest, and can eliminate certain books by default.

Hi @Cole Britting.

I'm with @Onan Dumas.  Be you, and trust your instincts.  Ignore social expectation, and don't let the fear of others drive your decisions.  

Make it a habit not to care what others think, and forget about being cool.  Be present, live with a sense of urgency, and remind yourself this isn't a practice life.

Great thought @Christopher J. Roche.  I found out recently my local coffee shop shut it's doors.  Going to an independent pharmacy is an idea.  Last I checked band aids were the same everywhere.  Plus, you get to chat with a cool person, and learn about their background.  Cheers for the reminder.
