Hey @Daniel Alfandre.  To save you the dramas, what if you took half of the deposit, replaced the necessary boards, and used baking soda to get rid of the smell.  Not ideal, but you can save time, and move on.

Second option, is there a clause in the lease about requiring professional cleaning when the tenant moves out?
