I've had two people call me this week and for two entirely different reasons the owners could not give me access inside of the house. So if I'm going to make an offer should I just use a square foot estimate on repair cost and possible adjust during the due diligence period?

I'm hand writing some letters - when it comes to properties that are owned by a trust (ie Arthur Fuller Trust)

how should I head the letter?

update: I spent more than $300 :-)

I spent almost $600 on a direct mail campaign with Jerry Pucketts Market like a Wholesaler company.

I spent $250 on my RE Licence course. With an elective of Appraisals - hoping that will give me some added help assessing the true value of the homes I will be flipping.

@Lynette Braun - thank you!! This week my second mail campaign is going out. I live in  my farm area. This particular part of LA has high foreclosure rates. Your advice is awesome. I do want to branch out to SD eventually but want to get some experience under my belt first.

I am currently comprising a list of homes that I want to go door knocking on this week. Most are pre foreclosure but a couple aren't. Does anyone have experience with this? Got any pointers? I'm not worried for my safety and I don't have a Problem talking to people I know but I don't know how to present myself without looking like some kind of vulture.

just paid for my 1st campaign with Jerry Puckett and market like a wholesaler! Not a massive list but something I can afford to pay for consistently over the next 6 months.

Thank you for all of your replies. I've done some reading (that I probably should have done before the post) and now know its illegal to post bandit signs in LA. so I've decided on another use for my $300.... I will get a RE license. (Buy the course, and take the test....)

I think it will help immensely in the long run.

@Adrien C. my end goal is simply to get the phone ringing. I've been driving and sending letters to abandon or boarded up homes but wanted to try something else.
