But my google search is only turning up info online about the online auctions (bid4assest.com). 

does anyone know where I can get a list or general info about in person home auctions in LA County?

I am working on my 1st deal. I soon going to shop for Hard money. The Purchase is going to be 260k and the rehab shouldn't exceed 40k. 

Before I get to the Hard money I want to be able to show that I have the 20%-30% that they expect me to come to the table with.

That being said I would like to raise this money from friends and family. Question is what is the best presentation I can give to show people what I intend to do with their money and how I am going to give them the 8%-10% ROI?

This will be my 1st flip so I cant show them my track record. I know I can show them my bigger Pockets flipping calculator break down but I am wondering if there is anything else I can present the a perspective investor.

So, this week I've been hand writing yellow letters. I've decided to use colored envelopes to make sure they don't get tossed into the circular file without being opened.

Sorry that I haven't updated - I have been down for the past week with a throat infection - 2 trips to the urgent care and 1 trip to the emergency room. BAD WEEK. (positive note, I lost 8 pounds!!!).

I'm getting back on my feet this week and catching up on work. 

I'll get back into the swing this weekend.

when you see a house like this would you 100% of the time just keep driving or is there always a slim chance it might be worth trying to flip of the numbers are right?

Honestly my outline is vague because I don't know this process step by step. I learn by doing.  In an ideal situation I would try to find a mentor and work alongside then but I know I don't currently offer any value to anyone else so I'm trying it on my own. 

I am using angetpro247 because I'd already paid for a month of it and when I looked up task rabbits for what I wanted the average price was $30 per hour and I honestly don't know how long it would take for someone to look up this information. 

I am posting what I'm going to do rather than what I have done simply as a motivational tool for myself. For the past two weeks I've been making lists and looking at properties online promising to go driving for dollars on the weekend and then finding excuses Sunday night when I haven't done it. 

Again, thanks for your guidance. Very much appreciated.

here is my basic outline:

1. comprise a list of houses gathered from the LA County Vacant Abatement List

2. over the next two days I will use software to get the names and mailing address of the owners.

3. (I have already started this step) I will connect with Realtors and investors here to build my buyers list. I also will attend my 2nd REIA meeting on 10.12 and find the investors there.

4. Create my own "yellow" letter.

this is the plan thus far - there are some other esoteric things I need to like make sure I have phone scripts and contracts ready.
