I skipped traced some return direct mail. From that I contacted a woman who informed me that the owner of the property I was interested in had passed away and was her ex husband. They split before he acquired property but they have an adult son. 

I am currently trying to determine if the owner had any siblings or any other children but in the meantime I would like to speak with a probate attorney about what the process would be for me to help the heirs sell this property.

Hi,

I got a call from an owner who has a lot in Reseda that 8100 sq feet and zoned R1. Wondering if anyone is doing ground up construction in that area and what number you'd be at so I know what to offer this owner.

@Jacob Sampson I'm 45. I want to stop working for other people in the next 3-5 years. I want to flip to for quicker money then start working towards rentals for the future.

Also, I want to get to a point where I can buy vacant homes, buildings and lots in South Los Angeles and help develop those areas.

I recently got a call from a woman who owns a vacant lot. a Lot that I thought was 7500 sq ft and zoned R1.5 - come to find out she actually combined the lot with the one next door and its 15k sq feet. She got approval for plans for a 5 unit apartment but for some reason (I don't think she was able to get the loan she wanted) she isn't going to go forward with the build.

I don't know how to run the numbers on this lot. and I don't know any developers who are doing apartments. My goal was to wholesale the lot. There are a few multi's that have sold in the area that give me an IDEA of a possible ARV but I don't know the build cost - permit costs and there aren't any vacant land comps that I can use to get an Idea of what to offer.

Any suggestions?

After running skip traces and finding some properties with deceased owners or owners who are listed at 117 years old, what are some things I can do to dig deeper? Is anyone using a private investigator or "bounty Hunter" to try to find relatives or rightful owners?

Post: 300k in equity and a Credit Score under 550. What are my options?

I have 300k equity in my home and my credit score is 530. I cannot get a HELOC from a traditional bank - are there any other options for getting a line of credit with my equity. I want 50-100k and I do not want to re-fi (my current rate 3.75) and I don't want a higher monthly payment than I'm currently paying.

I want to use the equity I have as credit so when a have a possible deal I have cash to work with.

I found something on the MLS (redfin actually). The asking price is $285k and I want to offer $190k. How do I make this offer? Do I just call the listing agent and asking if his seller will take $190?

Its been listed for 111 days. The price has been dropped from 318 to 285. I's been empty for years - and most importantly....ITS DIRECTLY ACROSS THE STREET FROM THE PROJECTS
