let me start at the bottom of your post, as I read it I never felt as of your BS meter had even been activated.

I have listened to countless podcasts, several webinars and have been rooting through the forums. I have also been gathering info from other sources as well.

 I have not started with the buyers list for this reason primarily: almost everything I've read and listened to has stated that if I have a deal (a good deal) the buyers will come. That being said, the purpose of this tread is to get advice from those who know (like yourself) and go from there. So I will be working on a buyers list.

So I've decided to chronicle me attempt at getting my 1st deal...

About a month ago I decided I wanted to get into RE investing. I have very little cash and poor credit so I figured I would start with wholesaling. I eventually want to get into buy and hold and rental properties. 

Two weeks ago I sent out some postcards and haven't received a call yet. Now I know it takes time so I'm not in the least disappointed by the lack of results but I've decided to be a little more proactive.... so here goes:

Day one | 9.30.15

I went on line to the Los Angeles Code Enforcement website http://ladbs.org/LADBSWeb/services-code-enforcemen... and downloaded the Vacant and Abated building list. This list is 22 page PDF of frustration. The list has the number and street name of the buildings but no cities or zip codes. 

So what do I do with list? 

1. I copy the address and paste it into google to get a picture of the property and a full address.

2. I then take that full address and put it into Zillow and/or Realtor.com to see if has been sold.

3. If it doesn't have a recent sales date and I like either the property or the area I paste the address into a spreadsheet.

It took me 90 minutes to get a list of 15 properties.

My next step is to locate the owners of these properties. I will do this one of two ways. I have an AGENTPRO247 account, I think I can check there or I will get a TASKRABBIT to go down to the assessors office and get the data I need.

the list has addresses but no names and no zips. If you call they'll tell give you some info on 2 or 3 addresses but if you go down there you can get all the info you need. They direct you to where you can look up the info yourself

You might consider using a taskrabbit or fiver - compose a list you're interested in, either from driving for dollars or from that horrible list from the assessor and then give it to a taskrabbit - pay them to go down to the assessors office and manually look up the address - that is what I'm working on now because I have a 8-5 gig: if you have time during the week then you can hit the office your self.

My Credit Score is in the mid 500s. I own my home free and clear. By bank (wells fargo) says I need at least a 640. My home value is around 400k now. More after repair.

does anyone have any suggestions for possible alternatives? I want to take about 100-150k out

when using the calulator how do I estimate repairs without access to the home?

for instance is there a formula that I can use to guess-timate exterior paint pertaining to the size of the home?

is there a rule-of-thumb for carpet?

Any help appreciated.

i am new too, but II pulled a list of zip codes in the Los Angelescounty with this criteria:

SFR, purchased in the last 6 months, absentee owned, less thank 500k. Basically looking for most popular zip codes in the past 6 months for investors - the answer? Lancaster & palmdale.

If an owner in Los Angeles already has an auction date is there a cut off date that they can make arrangements to sell the house themselves?

Also, if it us up for auction can I make two assumptions: 1. its due to delinquent taxes and 2. I can get the exact amount owed from the count assessors office?
