 Thanks Jay, you're gonna have to educate me a bit - I'm not familiar with "the rubber glove test" - I assume you're saying its not too painful? LOL - help me out.

I'm trying to get this info from property management companies but just wanted to see if I can get an answer here - I'm looking at a 20 unit in atlanta - 30314 and was wondering if anyone investing in that area could give me a heads up on the Cap Rate there?

Got a call today from someone at a MHP in Long Beach California. I have not idea where to start on comping this and making an offer. I can't find any listing for sold homes recently. Best I can do is see that there is one home in that park for sale currently on zillow. 

Any advice?

Forgive me if this not the right place for this question:

as I'm analysing deals to flip how do I calculate taxes owed if the net profit is between 20-30k and the house sells for less than 200k?

Today is my second day scouting Baltimore. From 2600 miles away (los angeles) it looked interesting - now that I'm here, I really like what I'm seeing.

I'm wondering if anyone is remote flipping here or anywhere for that matter and has any advice for building your ground team and how often you visit your projects. 

Also, I'm wondering if there is anyone here (BP/Baltimore) who specializes in project management.

I'm in Los Angeles and I'm considering the Baltimore market (I'll be there next month actually to start building relationships). Do you think B-more is a market someone 2500 miles away should consider doing flips? Or are the margins to small for an out-of-towner?

The pre-foreclosures didn't pan out. But to your  flip or wholesale quandary what would be greater, the amount you can wholesale it for or 20% of your net profit after flip? 

How much are you getting it for? If you're sure you can get 1.2 and you're getting the property for less than 800k I'd say flip it - 1.2m - 70% - 100k = 800k
