@Pride Davis assuming the HELOC is for investment property? I was just declined on HELOC by Penfed and they told me the reason was that I have 4 properties and the property I was doing HELOC is investment.

Working with on point federal credit union. I am hoping they will approve it

@Leon Green I think the whole business revolves around conflict of interest. Property manager makes more money of you have more maintenance issues (most have their maintenance team), they make more money the more turnover due to maintenance and move in fees. Recent property manager encouraged me to have pets and they rented to someone with a dog and cat and when I asked for pet rent they told me they keep it.

Honestly, I am shocked. I feel like they are a scheme. There is nothing I see that aligns with owner interests.
