i think I posted a year ago that the market was going to crash cause of Covid and I replied to that as well! In the world you have these so called dooms dayers you have it in real estate as well these people that think one day it’s all going to crash, and that’s fine it’s another person I don’t have to compete with on my offers. I hear people say I can’t believe what people are paying for these houses……remember when they were X amount in 2008? Love those people! My dad bought his mustang in the 1970’s brand new for $3600, so I’m gonna wait until Ford drops their prices to buy a mustang at that price.

Quote from @Julia Sung:

Hello,

I am looking to purchase/ lease office or retail property in Miami, FL (specifically in Miami beach, Wynwood, Brickell areas).

The idea is to work in one space and rent out another space.

I will be visiting Miami FL on 5/12- 5/14 and I'd like to meet up and see the properties.

Please let me know if you have a good listing or know someone.

Thank you.

I can’t wait to retire there! I hope you find the help you need just wanted to comment on Miami lol

You should call The White House but that guy wouldn’t know how to answer you anyways lol!

It’s very interesting that your 2nd report came in totally different, in other posts I mentioned that these reports are pointless. Because when ever I order one they ask me how much did you buy it for or how much is the offer and then they come back close to that number, and I had a lot of backslash on those posts. So if you got the money get a bunch of them and call them out on BP. Appraisal should be standardized practice, by usines commons sense on materials, market comps, etc… Not asking the investor or buyer how much did you buy it for.

If you know the company that did the report I would call them. It happen to me and the when I call the company they said they were not allowed to give me a report that I paid for. So push came to a “will smith” slap and I called my credit card company and filed a dispute charge. Clearly states on my credit card agreement products and services not received to consumers may file a dispute, once the appraisal company received the dispute charge they had to prove to the credit card company that product or service was delivered and I got my report in 24 hours.

I am seeking short term lending of Down payment funding to purchase a 64 unit apartment building in Detroit Michigan, with my team here we would like to raise rent and have tenants pay water and heat to boost NOI, this lending would be short term, as my team and I are well aware of market change and tenant placement in this area. if you anyone has any interest reply to this post or you may reach me privately as well thank you.

Rent Control, socialism, equality, all hurts what USA stands for Capitalism, family values, and respect is gone! So anything that the government puts there nose in will definitely fail. Government is a group that represents a group of people, and that’s all it should be doing. but nowadays we have a lot of lazy people and all they want is to cry and receive hand me outs. I always tell people if you don’t know the different here is a few, you go to the post office, line out the door! One person working at the counter. You go to the UPS store 3,4,5 people working and walking to your car to help you with packages. The best is when you go and pay property taxes the city always charges a % for credit card fees, so what regular businesses don’t have fees??? Amazon offers 2-day prime, lazy people crying work conditions are bad, well unionize Amazon your 2 day prime will turn into 20 day prime. Lol

I think I wrote something about this topic months ago and everybody on the post blew it off, good old appraisals!

But yes everything the seller or seller agent tells you in writing with signatures, then you can do what we Americans do best.......lawsuits.

What climate change are you referring to? We only have data that goes back 100/200 years. I think the challenge we have now is there are too many “hand me outs” which in return making it hard for all of us to conduct a profitable business.
