@Greg P. Personally I would try to address a letter to all parties involved. By doing this you hit on all stones, and that will at least get to the right person. You might not know who's divorced or together but you do know the names associated with the property.

Wow..when it comes to driving traffic to your website by building that online presence it can be really time-consuming. Heck, this is the reason why most investors rather spend money on ads that give some sort of a return now.

Getting leads online is not easy, but with a great marketing plan, you could be moving the meter. The simple goal is to "Be Everywhere" online from soaicl media, search engies, Youtube and more. 

To get you started just Google "Need More Leads Real Estate Marketing Antonio," I wrote a good starter guide on the entire process.

@Mike Anders I say hit a different group each month not to burn out your list. Just stay consistent and you should have a good return on investment.

@Edwin Barrientos Both of them bring someting direffent to the table. I focuinsg on usging them both if you dont wnat to leave any stones unturned. SEO is somethign that works down the orad while diretc mail get to the people today. 

SEO is powerfull my friend, and if you have the means to use it then go after it. Nothign like gettiogn leads coming in while you sleep.

@Spencer Rossie no alternatives besides building your own list. Yes it will be hard to do from scratch but with a lot of hustle you should be able tons of leads. BTW..what market is you location?

@Chinmay J. I persoanllly think yellow letters are powerfull forms of marekting. The issue with them is that most people come off to strong in the message. I'm a big beliver in the educational portion of direct mail. Simply try providing information that will help them versu sellign to them. If done right your resposne rate will increase.

ARV "After Repair Value @Rhett Blondin this is same question you will get from all of them. Just to be on the safe side think about buying a property at 50% value and rehabbing it at 25% which give you all in at 75%. This will make all private listen.

@Paul Parker I'm still believer in workign with local investors whenn selling properties fast. They are local, and know the marekt just as well as you. The marketplace is a good place to list your items, but I still think local is the best route to go overall.
