@Frank Matanane No matter how much money you have for marketing for direct mail, if you don't have the right message, then the response rate will be low. For this reason, just make sure you have a lead magnet to get people to respond, and you should see good results. 

So I got that out the way...let me show you how the smart marketers will use 1k a month.

"Important ; Must have a website for all this to work" I won't spend a dime on marketing until I have this setup.

$100/mo - Google Adwords...this will target any location with keywords research. Remember people google all things.

$200/mo - Facebook Ads...this allows you to target all location, people, age, renters, homeowners and more

$300/mo - Direct Mail..setup right you will dominate

$400/mo - Online Marketing...this can be SEO, blogging, email marketing, networking, video marketing and more. You will have to pay someone to do this for but if done right you will domain your market online.

Combine all these together you will become the dominating force in your local market.

@Ben Valentin I'm always scared about purchasing a list because most of them are used by many other investors. Not saying they're bad, it's just that I rather drive for dollars because those will be hot leads. There is no wrong, or right answer so makes the best educational decision for yourself.

@Eric Anderson the chamber in some areas can benefit you while other are just a waste of time. I've dealt with this in the past and to be real with you some of these places have no clue on networking. My thing is to call up agents maybe to see if there in any masterminds groups.

@Sandra Bivin bandit signs are great if your city is not crazy about flea market of signs on every corner. Some places have tolerance, but some just are too strict on this form of marketing. It's a great way to build a list if you not only include your number but a website also to get people to opt-in for something.

Look in the local paper of that property location and call every real estate agent, broker, and investor. From doing this you will get a good feedback on if you can get rid of this property. Believe me...someone will take it under the right options.

@Aaron Mikottis this is one of the oldest strategies in the book. What it does is get people to open mail and force them to make a decision. Now the issue is this something worth doing if you're looking to gain leads? Well, I say don't do it unless you don't care about deceiving people, which could build a bad reputation. 

Keep it simple by using hand written envelopes and still watch the response rate soar.

@Torrie Hicks I havn't used or have not heard of any of real estate clients to ever use it. Believe me, I come across tons of software in real estate, but I'm not too familiar with this one. What I will say is do a comprehensive research on it to get the entire story behind it. Software does work, but the issue is that people don't put them to use so make sure it's equipped with all the tools you need before making that purchase.

Go after them online if you can find them on Facebook. There are many ways of doing this but the simple and noncomplex is run Facebook ads targeting local military people. This is so powerful that very few people even take advantage of it.

@Brian Poole Yellow letters are a powerful form of marketing once you have the right plan of action. Before jumping in neck, deep you should think about your attack and exit strategy. Nothing worse in losing money up front by not having the right marketing plan in place. I wrote a guide on direct mail marketing, and you can find it by Googling "Real Estate Postcards Complete Guide" It should be the first listing after the paid searches in Google.

Brain just make sure you have a good plan before starting and from there you should be more effective results.
