@Aaron Phillips even though you messed up at the beginning, it wasnt the end of it!!  you should have waited a bit to figured things and exhaust all your options  before jumping ship. Based on all the information you've gotten and individuals willing to help I think you could have still succeeded in your first deal, but you panicked & I fear its now going to haunt you negatively!!

@David Washington I think you've gotten some great responses to your question and of course you will have to take the good with the bad as this topic brings out the the heavy hitters like Jay Hinrichs who will tell it like it is and Keep it real. We can all learn from hearing what these seasoned veterans have to say and they gonna help while slapping you in the back of the head because here @ BP you get the package deal!! As a newbie myself, i feel wholesaling calling me like dark angel of the night but my plans are slightly different from yours as my plans involve acquiring deal to build a portfolio mainly. I'm not  saying I wont sell to Investors also but I dont plan on just being a Wholesaler ...but to each his own! I also intend on getting licensed which will let me dive deeper in the real estate relm and broaden my scope of reach. Good luck with everything, Im sure you'll find your way with the help here on BP!!

Amazing job @Cory Iannacone.  So talk some number if you don't mind! it seems like a long hold time so did you make your desired profit? What are some of the lesson learned and mistakes you made? did you do any of the work yourself?

Great amount of info here. I've been looking into it lately trying to learn the ins and outs of wholesaling, wondering if its illegal in FL too but it seems not . Its just a matter of how you conduct yourself and not leaving the Seller high & dry! I think if get into it seriously I would like to be in the position to buy what I couldn't assign and add to my portfolio but things don't always go as planned though.

My girlfriend was telling me yesterday that this just happened to a co-worker of hers. Apparently she was in the process of buying a house & got an email from the title or mortgage company to wire funds, she contacted the RE agent about who this person was that is emailing her about wiring funds & was told he knew who person is. She then wired a total of $43,000 to wherever & the next day she got a call saying they never received the money!! Now I am just waiting to hear how this will end for her but I already know she is up the creek without a paddle!!
