@Ron S.    That is the case Ron, all 3 bureaus!! I was told its on a database only accessible to only lenders & brokers and such!!  I was actually under contract for a purchase and already approved by underwriting but pulled out because of an roof issue. After i got out then he called me a few days later to tell me about the Red Flag...lol I wonder what would have happened if I did'nt pull out of the deal??

@Ron S. Thanks  a lot for your feedback. Right now I'm waiting for the payment history from the lender and then I'll just give it my best dispute. The funny thing is that its not even on my CR anymore because I fought it and had it removed so ill just have to keep on fighting the fight!!

Just an update on my FHA RED FLAG which is actually an HUD RED FLAG. I heard from the broker today as he got got a response from HUD. They want me to prove that the mortgage payments we in good standing at the time of the divorce. So I contacted the Lender to get the information on when the mortgage went delinquent and it turns out that she stopped making payments 2 months before the divorce was final. I forgot to mention that we were already separated about a year , so I would have to prove that. Now i'm looking over the divorce papers , i realized they were notarized by the court in February 2015 and the date of final judgement was in june 2015. The lender is sending me the payment history, So Im just going to use what evidence I have to argue my case with HUD and hope for the best results. Thanks for the input !!

@Melvin List The forecosure was October 2015 so I have another year of seasoning to go unless I can prove my case to HUD

@Michael Cohen Your absolutely right about FHA being more lenient, I just wasn't sure how that works. With my basic kowledge of FHA and Conventional loans I was looking at them as total different entities with nothing to do with the other..and the learning process continues! thank you for your feedback sir.

@Paul Bojinov She never refinanced at all. I actually got the foreclosure off my credit report because i argued the case saying she was responsible for the mortgage based on the divorce agreement and no I didnt have an attorney just could not afford it with the child support.

@Alex Correa appreciate the input for a better understanding!

@Stephanie P. thank for the clarification, that make a lot more sense now.
