@Frank Patalano whats holding me back? Right now its just making sure I run my numbers right , get a good deal and not overpay in this crazy overpriced lakeland market. I went and got my RE License , pulled the trigger last year and got 4 units, now looking to get at least 2 more units, a single Family and possibly do a JV flip . I have to say I've learned so much since I joined BP and took the step,there will be mistakes to come, but still so much more to learn, still so much to do, still so much to accomplish!!

Reading this post has opened my eyes to many things I should be doing and some I should not... this is a great post which hit the core of my goals!!

Hi Brittany, I know I,m late but here is my two cents but your realtor should advise you on these issues!!

1. Its 3 days in FL....its in the contract

2. The earnest money deposit is yours, You can get it back if you back out of the deal within your inspection period or if the deal falls through because of financing, but if your doing a conventional loan make sure you have an Appraisal Contingency so if the property don't appraise you wont be obligated to come up with the difference.  

3.No, its your money and its becomes part of the funds you bring to the table when its time to close the deal.

4. When the deal closes, the seller receives the amount due to them by the Title Company.

@Cristian Aviles-Morales Its been a year indeed but I have not started wholesaling yet but still on my list.  Instead, I became a realtor to truly learn from that side of the fence and I've learned a lot so far after doing a few deals while holding down a full time job.  Not sure where you get that notion of Lakeland crime is b-a-d ....... all major cities has its share of B.A.D areas and lakeland is no different, but lakeland in my opinion is wonderful and growing strong.  I really need to get this wholesaling thing off the ground Though, but I'm just too busy

I don't have any rentals yet, but probably soon...so I want to learn from some of the stories here...come on folks!!!

Is there a way to use retirement funds( eg. funds that one may have in an IRA) to pay off a house without paying the hefty 30% to the IRS for pulling the out money before retirement age?
