@Matt K. Not sure why he said that but It just didnt make any sense to me.  Its not like he was saying  I wont qualify financially if i have a primary residence based on my income, he was saying i need a primary residence before I can qualify for an investment property at the regular banks,  but  Oh well.

@Shawn Ackerman Thanks for the input. I feel the same way about not pursuing any future dealings with that HML, I already have other options line up so I was just making the rounds so to speak.

Hey BP community! So recently i was trying to get FHA approved through a broker for a SFH then I was told there was a FHA red flag for a foreclosure on my name in a database. The foreclosure was on my first house with my ex wife, when we got divorced according to the divorce agreement, she got the house and the responsibility was hers even though my name was still on the mortgage but she let the house get forclosed on about 2 years later. So feel I shouldnt be responsible by that foreclose because it was agreed and signed in court that I had no claim or responsibility for the property. I send proof to the broker and underwriter but now awaiting their response but would like some feedback from the knowledgeable BP community. Also, if this is a FHA RED FLAG does this means I can still get a conventional loan if FHA blocks my application? Thanks y'all!!

As a newbie I was having a general first conversation with a HML about loan program and terms. I happen to mention that I don't have a primary residence in my name and He told me that I can't get a investor loan for a investment property from a bank unless I already have a primary residence in my name. so I'm thinking, what if someone wants to invest but not ready to buy a primary residence yet, it just dont seem to make sense to me or did I misunderstood him . I Never heard that before just wondering if that is so or if anyone one else can shed some light on that. Thanks

@Aaron Douglass Welcome to BP!! I've been here for several months now just learning and putting things together, finding my way and focusing on making my first deal or 2. You did the right thing by attending the pcreia and network,  i haven't been there yet but I plan on starting to attend from the next one onwards. @Anthony Gayden Thanks for the advice, I will definately get a few of his books soon, just been reading other books & got other things Im working on.  I think he is very inspiring, full of motivation  & great to listen to so i will be learning as much as i can from his books as I progress.

I'm a newbie myself & still learning . I've listen his podcast on BP, watch some his youtube vids & all i can say personally is that I like Grant's methods & advice. The guy is awesome & know his stuff!! I like that He says " chase the deal, not the money" because if u have a great deal, you will get the money!!
