If it is my original lease then I would just do an addendum.  If it was an inherited tenant then I would do a new lease.

Your bigger issue is to immediately upon closing giving the tenant notice that you will be terminating his month to month lease.  The $800 dollars is pocket change compared to the damage he will soon inflict on side B.

I'm guessing the lease doesn't have a specific requirement for the type/speed of internet, so I would go with the residential package.

The security deposit is for the apartment not the individuals on the lease.  It is up to the tenants how the security deposit is split only upon move out and it is returned to them.

If the apartment was rented with working washer/dryer hookups, then t is your responsibility to ensure they are in working order.

I just have my tenants pay through an ACH transfer to my account.

I would have the tenant let the Post Office know what is going on.  They take that pretty seriously.

You can always try and get the tenant to sign a new lease but they are not required too.  You would then just have to accept the terms and the language of the current lease.

You need to provide an itemized list within 30 days of the end of the lease or when you place a new tenant, whichever comes first. In your scenario you will likely be using the security deposit to cover rent, but that should be spelled out in your itemized list that you provide.
