I use a management company to handle my rentals but I don't think they have any magic method that you don't have. With ksl, zillow and Craigslist you have most of the ground covered. Maybe add rent.com as well.

I was just pre-qualified for the 10% MACU 90 loan.  The loan officer was surprised by how little it gets used, he thinks it is a great program.  It can be used twice on 1-4 unit properties.  Now we just need to find a good deal to use it on!  By putting only 10% down it does make it harder to cash flow. On the other hand by conserving capital you have the ability to add more properties and thus diversify and be better able to handle downturns.

@Ryan Anderson about how long did it take you to close?  Just so I can know what to expect.

My suggestion would be to first try and live below your means to begin generating capital.  Although there are techniques to get involved with no money down, a little capital can be very helpful.  Second would be to potentially tap into the equity you have in your current rentals to generate capital that can be used to purchase more rentals.

New member here from Salt Lake City.  I am a part time real estate investor, mostly interested in Buy and Hold small multifamily real estate.  I came to join BP because it had the answers to the real estate questions that I was interested in.  It is loaded with great information.  This site gave me the confidence and the analysis tools to recently close on our first duplex.  Thanks BP!

I recently used LegalZoom to set up an LLC in Utah. Very easy. I recommend getting the IRS Tax ID yourself though, as it is easy and not worth paying LegalZoom to do it for you.
