When I did mine I put the cabinets in first.  You save yourself some square feet of flooring.

If he is now of month to month why don't you just give him proper notice that you are terminating his month to month agreement and get him out that way?

You are not required to give a reason for denial unless it is for credit. In the future just tell applicants they did not meet your requirements and leave it at that. When you start providing reasons you open yourself up to questioning and potential discriminatory practices.

It's mostly the same except the Fair Housing laws will not apply to you.  You will get to choose whoever you want to live with you or next to you.

My banking relationship with my property manager is set up like #1.  Seems to be working well.

Monies go to late fees and court fees first, so he has not paid rent in full. Send him a pay or quit notice for the remainder.

I have always just have them sign and addendum to the existing lease.

It is certainly reasonable to have them complete an application and meet your screening criteria if that is what you wish.  However there is no application or screening criteria that will tell you how they will be as your tenant better than actually having them as your tenant.  You have the next few months of them as your tenant to "screen" them and decide if you would like to continue having them as your tenant.
