I have added underlayment under LVT to provide cushion and so it would not be so cold, as it was going over a cement slab. I would recommend it.

You can just do an addendum with the new dates and new rent if it has changed.

@Etrayu Fitzgerald That's usually only with owner occupy.  The typical investor loan is 20-25% down. There may be some local credit unions that can do a smaller down payment but those are rare.

Unless you are planning on living in the duplex I don't think you will be able to buy it with less than 25% down.

In general the answer is no. You can not show up in court and continue the process uninterrupted.  You are not named as the plaintiff on the lawsuit. You need to delay closing until the eviction proceedings are fully completed or plan on restarting the eviction process after you are the owner.

Does anyone have a handyman recommendation for Salt Lake City?

An addendum with any lease changes, such as rent increase is what I do. No need for a new lease, keep it simple.

I would delay closing until the tenant has officially left. If they don't leave you will have to start the eviction process over from scratch as the previous proceedings with the previous owner would be null and void.

The security deposit goes with the lease/property not with the individuals that are on the lease. It's up to them to make sure it is divided correctly, not you. You should be fine with the account you have set up.

It seems excessive. If you have a copy of their ID that should be sufficient.
