@Joe Bertolino You are a highly regarded investor in the Sacramento area and you may have some more detailed info that I don't know but Im pretty sure they own 4,000 single family homes in sacramento which I will need to find the info to be positive. This is only one of the many large corporate companies that bought up properties in Sac. along with all of the United States. Im not an expert on who owns what but I do know that these companies own a good percentage of single family homes which is cause for concern when they do decide to dump off everything they own.

@Carrianne Mucho I don't really give any weight to the writer but the info is quiet clear. I do know for a fact that hundreds if not thousands of big corporate companies like Blackstone ( which own 20% or more of the residential homes in Sacramento) and others have purchased millions of residential properties when the market crashed. When they decide its time to sell ( which will be soon ) thats when I believe that article has some relevance to what "could" happen.

Frank and Tim,

Do you guys have any data you can share with us, or are they just your feelings?  How overpriced do you think the Sacramento market is?  10%, 30% or 50%?  What parameters do you use to come to the conclusion that the market/time is right?  It'll be interesting to compare your notes with our Bay Area market.

When the storm comes, how much do you think your market will drop compared to today's prices?  What do you think will likely cause the next housing market storm?  Thanks in advance for sharing your input.

 I came across this article the other day giving a different kind of perspective on why/how this market is inflated. Basically its states investors have driven up these prices to where they are today and when we decide to sell its when the market will not have enough owner occupied buyers to suck up all this inventory which in return will cause prices to fall. We control the next dip.

@Steve R. has mentioned. This is how you get the great deals as long as your not in over your head otherwise it could be the end of your investing.

If you can get it extremely cheap and the number makes sense go for it. If you pass on it please send me some info on it ill kick you down a finders fee if I purchase.

I would highly recommend them. They are very efficient and low maintenance. The unit cost a pretty penny ( 4k installed ) but will pay for itself in the long run especially since you will be saving on low gas bills in future. Those old gas heaters suck up the gas.

@Karla Talancon Is this going to be your first investment and why is it that you are looking to invest out of state rather than in your home state? Cashflow is not everything these days. Please do some more research on these dangerous out of state turn keys properties or homes under 50k in war zones with huge cap ex waiting for you around the corner. CA has good cashflow properties with a historic annual appreciation of 8%+

Just because someone makes the number look good on paper does not mean it is a good buy. Due your due diligence and never buy anything out of state with out going there and checking out everything that area has to offer ( schools, population, incomes, business, development, etc, etc)

Great thread. I will be looking into PR and @Ryland Taniguchi method. Anyway to cut down on time for d4d method is much appreciated
