This is my first year putting a single property into a LLC. I am having issues and confusion on trying to fill out form 1065 so I am looking for some guidance.

Is there anyone in the Sacramento area that is specialized in real estate and know where and how to enter the deductions needed like section 179 and 199a. We qualify for QBI and i just dont want to miss deductions that may help us.

I am also not really sure if this category is the right area to be posting this help. Please advise if not.

Send me a DM. I have been investing in lake county for the last 7 years. It is a very difficult county to invest in as mentioned bye the above comments. That being said it is a great opportunity to get into CA real estate cheaply. But be sure to do your homework either way. It is very hit and miss.

The yield is NOT greater on indoor however indoor yields can have a crop rotation of 4-5 times a year compared to traditional outdoor cultivation of 1 time per year. Outdoor has much higher yields than indoor and in CA we maximized our outdoor light cycles by manipulating the light with greenhouses to maximize outdoor outputs. This light manipulation can also now compete with indoor rotations with the same results and higher yields.

Quality is another story for another time along with price points on each.

Cannabis industry is a very very tuff market due to the complexities of regulations and compliance. Funding is also very difficult from traditional sources. This industry is the most regulated industry in the United States and having professional advise is a MUST or you can stand to lose it all.

Luckily we have been in the industry from it’s conception and have followed the constantly evolving law changes in state and aperitif counties. You must have a very in depth knowledge on cannabis laws in CA and the county you are dealing with. We have acquired properties in 2 counties for the sole purpose of developing un disturbed lands and retrofitting existing farm then leasing to cultivators. It has worked out extremely well with unbelievable returns in the 30-40% return rates not including the equity appreciation of now having secure long term tenants paying huge lease rates.

But, to get these type of returns we’ve had to obtain all the rights to EVERYTHING. The land, the permits, the plans, the inspection analysis reports from all agencies and a plethora of other entitlements that come with this venture.

@Catriona Carlson actually legal cannabis edible products are tested and have dosing requirements so you do know exactly what you are getting

California is where agriculture grows best. We have been identifying specific areas within CA for the last 5 years where farmers and crops can flourish best. Legal cannabis farmers have 3 key things they look for. 

Low tax rates- Just being in the wrong count or city can cost you millions of dollars in taxes over a 3-5 year period. Many of which fold up over these taxes and regulations.

Location- Since cannabis is the most regulated industry in agriculture finding ideal locations is a tough task. Cannabis has the most stringent testing for pesticides and heavy metals compared to ALL other agriculture crops. What your surrounding farms use to spray or feed their crops with can be detrimental to a 10 million dollar cannabis crop. These chemicals and pesticides leach into our soils and water along with drifting over in the air for miles. You must be in locations far from surrounding agriculture. BEWARE

Superior environmental conditions- Just as the wine industry one must have the right terroir to grow the best products which includes the right elevations and sun exposure. Similar to location and contamination concerns we specifically seek out the best air quality in the state. Prime, rich un-contaminated soils and clean water sources straight from the ground.

We have had such a high demand lately with interest from real estate professionals we will begin to post some articles regarding the good and bads of the industry in regards to real estate. We are in a agricultural boom with regards to cannabis. Its not going away anytime soon but just as every other market the first in profit the largest.

Would your client be interested in the emerging legal cannabis industry. We have real estate opportunities that have reputable companies paying high lease rates in long term 5 to 10 year lease contracts. 8-12% currently with upside potential of 25-30% once leasee is in full operation.
