Your best option might be to partner with another investor on the deal, you bring the deal, they bring the financing/money.  Deals like this happen every single day.  There are also hard money programs that care less about credit and more about the deal, have you tried that route yet?

The mortgage itself does not matter, the payoff does.  That will tell you how much equity is there.  The MAJORITY of our deals are on deals where the sellers do have a mortgage, very few are free and clear.  If someone bought their house 20 years ago and has $500,000 in equity, is there room for a deal if they still have a $200,000 mortgage?  Of course! 

I try and focus on HIGH equity, but deals can still be done in that 30-50% equity range as well!

They have that game on Steam for PC as well, lots of videos and streams on twitch.tv on this game too!  I'm tempted to try it for fun.

Its going to be MUCH harder to get agents that ONLY work with investors to get on board.  I dont think agents that work with both (as long as they have good management/balance) are a detriment to EITHER type of client.

Welcome!!  Congrats on taking action!!!  

From what I can tell, you might be on the right track for you in your current situation without directly being able to visit or have other trusted boots on the ground to do your due diligence for you.  Your other option would be to team up with someone locally to basically do much of the work the turnkey company is doing, sourcing deals, facilitating closing, coordinating fix up/permits/etc - then turning over to a property manager to find tenants, etc.

Another option would be to place your money into syndication deals on larger apartments to have your money work more "passively" as well.
