Buying an Investment Property If Owner Has Mortgage

Hello investors!

Thanks for taking the time to read this quick question I had to clear up some confusion.

When buying an investment property, you will encounter home owners who still have mortgages on their property and don't own them free and clear. 

Does this make much of a difference in making the decision to invest in the property, even if it's a great deal?

I'm missing something here and so I would appreciate any general feedback and advice you deem necessary as well.
