I know Canadian investors in Toronto / Ottowa, and Vancouver!  Some are doing wholesales, some flips.  I'd say MOST of what works in the US works in canada as well, as far as I've heard from these individuals.

Corey,

If they wont budge on price due to foundation issues, and the numbers dont work, you can keep trying to negotiate it, wait it out, or move on.  Not a whole lot you can do with unreasonable sellers!

Congrats on the move!! What made you decide to switch to eXP?

Just makes sense at the end of the day, opportunity to earn stock, diversify, cloud based, etc.

Simond -

For housing and real estate, I check out the monthly/weekly stats from our local realtor association/MLS to keep an eye on stats and changes.

For business and real estate, our local business journal is really great for keeping tabs on our local economy, employment numbers, companies moving in/out, and commercial real estate.

On a national level?  I'm not sure, I float around but dont have a definitive source.  I'd love to pick up a suggestion on this.

The property is in DC?

Your best bet would be to use a title company or closing attorney in the state the property is in, many times an out of state title company wont touch properties out of their area.  The DC company can facilitate an out of state closing for the property in the DC area.

Franco,

Depends on what you want to send.  LOTS of companies that send just postcards, so most of those are the same (evergreen, etc).  If you are looking for something a bit different, I really like open letter marketing, Justin and his team are amazing.

There should be at LEAST 2-3 big ones in your area, I'd network, and do some internet searching for local companies and start getting references for those who have used them.

As far as nationwide companies, check out civic lending and ironbridge lending to see if they lend in your state.
