Congrats @Brent McAlee...I'm interested in MFR as well. However, my comfort is SFR...Way to take the leap.

@Mindy Jensen...Actually downsizing..I'm considering several options..Self build small 1600 sq ft home(own the land), purchase 4 plex(live in unit 1 yr), move into a free/clear property that needs updating.....Brain always in investing mode..Empty nesters, so we have a lot of flexibility...Any tips or advice...thx

@Brian Garrett..Hopefully, you put a contingency for inspection/financing in contract.(7-10 days).After offer accepted, I get a contractor out for repair estimates.( I don't pay for home inspections)--Only because of my experience with rehabs.  I always do a high estimate value(start 10,000-40,000) You can get 3 repair estimates, but I would set them up a different times..Once you identify issues, negotiate with seller, based on the report.  EX..Offer 150,000...repairs came back with major HVAC issue...Ask seller to replace or adjust price... if seller agrees, finalize contract or not; walk away...GL

@Jonathan Kramer...Congrats!  Did you write up your own contract/set a closing date?  If so, forward that to your loan specialist.(they might need more docs)  You need a title/closing office.  Title co can do title search to make sure it's good..ASK questions to stay on track.  GL

1.  Various charities $$..Actively involved(showing up) with a girls group home(Loving and Serving others)

2.  Insight to other investors/homeowners--I don't have all the answers, but a lifelong learner

3.  Being my own kind of beautiful, letting my light Shine! -offering a smile, saying hello, thank you

@Becky Farnsworth..Go for it!  It's all timing.  It took me 12yrs, after I purchased my first investment, but this is the best time for me.  Empty Nester pursuing other RE interest and hobbies..My honeybees will be here this month..Enjoying this Season!!!

@Jennifer Rysdam...I don't report, but file a small claim, if amount owed over $500. Min amounts I LET GO!  It all works out in the end.  Whenever I think, I lost, I win in other ways....Keep it moving!
