@Bob Burke..neighbors, a good place to start.  I actually sent a mailer, but sent it to the wrong sibling on a property.(parents deceased both siblings out of state)  Talked to a neighbor, got all property info, contact phone # for sis in charge, made an offer, BAM!  It was deteriorating and neither had intentions on coming back to state...both elderly, paid for work that never got done and difficult for sis to let go..But I sent her pics of rehab, invited neighbor to look at finish...Well Pleased and Continued Thanks!!  Lots of emotions in letting go of homes!!

@Isiah Ferguson...I'm not sure about the "Perfect Team" but definitely put some people in place.  Start with a great Realtor for sure :)  After you find a property, you can find tradesman to help rehab.  Ask the realtor, investors, family, friends for referrals. Once you find the first deal, class begins.  You will learn.  It's not perfect, but keep looking for answers...GL

@Brian Garrett..When I started, I paid for 2 home inspections (fear) and as a beginner that might be the way to go.  Your comfort level increases with each deal.  I do my own visual inspection.  The contractor gives est on cosmetic repairs.(paint,roof,wood repair, floors, etc)  HVAC, Electrical, Plumbing, I pull in after the fact.(I estimate because of my experience)....Depending on the property, the contractor may only do certain portions of job...last project..tile guy, painter, granite counter, carpet..all different...My way, but so many ways to do it.  I also started out with under $50,000 so enough room to make mistakes...GL
