My First Investment Property

Hello my name is Devun, I am 19 years old. As I learn more about real estate investing I grow eager to find my first property! I have two questions that I hope you guys can answer!

Question one: Where can I find a form to fill out for each property I consider to find my Cash on Cash ROI and all of the other logistics/numbers to see if a property will work for me?

Question two: What type of property would be a great start? A house, condo, apartment, duplex, etc.

I’m just not sure where to start looking... I live in Colorado and there is a bunch of great property!

Any other pointers or advise always helps, thanks everyone!

If I was 19 and unmarried with no kids, I'd either look to buy a duplex, live in one side and rent out the other. Or a SFH with 3-4 bedrooms and rent out the other rooms to cover your mortgage. You should be able to save enough in a year or so to buy your next deal. Then you're off to the races.
