@Jay Orlauski Hey Jay I am willing to share notes with you and market info as always buddy :). I keep a close Eye on Merced and Madera. Just visited a couple properties on Friday in Madera. One was bank owned and went pending today. I was not able to find a buyer fast enough. It was listed by the bank for higher than I would have offered but I am going to see how much it sold for.

Good Morning Fresno!

My name is Anmmar Alsaggaf (you can also call me AJ) and I love BIGGER POCKETS! I work as an Ag Appraiser Trainee/Researcher by day and Real Estate Entrepreneur/Personal Finance Junkie by night/weekends. Whether you need help on your personal budget or help on your personal real estate portfolio, I am here to help! But even those who help others need help sometimes... So I am asking you all for your help, please.

I am currently looking for a SFR, Duplex or Triplex Property that would be a good REHAB/FLIP in Fresno, California or nearby market areas (Merced, Madera, Visalia). My Team's current FLIP has already received offers and we are searching for our next rehab project. We work with real estate agents, wholesalers, and Bigger Pocket members. Our total budget is about $150K. I also work with a few other rehabbers and investors so any properties that are potential FLIPS or solid BUY/HOLD opportunities I am interested in.

Let's grow our REAL ESTATE ROOTS in Fresno California!

I think Jonathon and Jay provided you with good information. The fact that your going to be living in one of the units is great. 100% financing with a VA loan is a good option. If you can make it cashflow at least $300 then I think that's solid. The way I look at it is a min of $100 per door in Fresno. My baseline is that. Others are so good at this that they can squeeze $200 per door or even more. Also it sounds like your not being too greedy with your first deal which is AWESOME!

I think after analyzing your numbers you can make your offer based on that. Listen to the podcast on negotiations! I heard its so good. Its on my list for this week. 

@Jay Orlauski  what would you say is a good baseline $$ target amount per door in Fresno? Is $100 to conservative ?

According to Bigger Pockets Ultimate Beginner's Guide, 

"REIT stands for a Real Estate Investment Trust. In the most simplistic definition, a REIT is to a real estate property as a mutual fund is to a stock. A large number of individuals pool their funds together, forming a REIT, and allow the REIT to purchase large real estate investments, such as shopping malls, large apartment complexes, skyscrapers, or bulk amounts of single family homes. The REIT then distributes profits to individual investors. This is one of the most hands-off approach to investing in Real Estate, but do not expect the returns found in hands-on investing. You can buy shares in a REIT via your stock account, and they often have a relatively high dividend payment."

@Brandon Williams You seem knowledgeable about the Merced market. I am from Fresno (currently moving to Madera) and work in Merced (Hilmar, CA). Brandon if you ever get a chance I would like to show you some deals I analyzed to get your feedback on... Let me know. I stay in Merced during the work week. I am mostly looking to get info on rating areas in Merced. I can print out a Google Earth Map and we can mark it up with a big phat RED PEN! let me know :)

I am an Ag Appraiser Researcher/Trainee. For the last 5 or so years our industry has been revolutionized due to Google Earth Pro. The fact that appraisers can look at Land and Buildings on Google Earth is simply amazing. I just took a technology applications class specific for Google Earth Layers used in the Agriculture Industry. I have some ideas and resources on how you can cost effectively create layers for your own use on the residential side. Its overwhelming what you can do with G Earth but if your trying to figure this out lets talk. I would love to help share information.

Guys I work as an Appraiser in the Agriculture sector of Central California. I also run a small real estate club that has professionals on the lending side, rehab, investing, agents etc. SO I have a pretty good idea of what areas of Fresno have deals and how to buy them. It's tough to get deals in Fresno right now but not impossible. If your looking to buy/hold I suggest looking into the downtown area and tower district. You can still find a few gems there but you have to work with an agent who knows that market inside out. If you need referrals let me know. I would not mind helping you analyze a property here. 

Fresno is not the only area to invest. Lots of growth potential in nearby towns like Madera and Merced. The experienced flippers are moving in that direction now. I for example just talked to a construction manager of a new home builder in Madera. They are getting lots of eyes on new development both on the residential and commercial side.
