Congratulations bro! I remember meeting you at my 1st meet up in Fresno and calling you a year later. I have networked like crazy in Fresno and have never met anyone as driven or confident as Jason. Welcome to BP! These are my favorite markets right now for Buy/Holds. Some offer better cashflow like Tennesee but remember that TX and CA offer better long term equity growth. So if cashflow is key go with the cheaper markets. 

Central Valley (Fresno, Merced, Turlock)

Arizona (Phoenix)

Texas (Dallas, Houston)

Tennessee (Memphis)

Whatever the case pick Easy Wins at first to build your confidence. It's okay to make less at first and more later.

@Corey Lark Yes Google Earth Pro is free now and is a great tool for outlining property boundaries, ,areas of potential development and/or target market. You can use the measuring "ruler" under "tools" to outline the property. Once you have done that right click on the polygon and go to "properties" and select the "style,color" tab. Finally select "red" or whichever color you like and make the width "4.0". 

Let me know if you have questions. That is the simplest way to outline a property or area. 

@Jake Russell  do you know of any layers that I can add to my GE Pro that rates neighborhoods? If one does not exist how can I create one?

The Starbucks and businesses in that building near 99 and Herndon were shut down. It was shocking to see its really happening! I stop there every Monday for coffee and its gone! I am scared and excited at the same time. If I had the money I would buy 100's of acres between Madera and Fresno. You can lease out the land to a farmer until developers come through to buy it at a premium. I am not talking about where the high-speed rail is going to be built, I am talking about buying where new construction for malls, cinemas, mix use and residential developments will occur. It's just a matter of time and already happening.
