Greetings to All,

I am currently offering private money investors who can fund 100% of my flip/rehab a 6-12% annual return on a 6-12 month note. This will equate to approximately 100-250K depending on the flip. The percentage will be determined based on hold time and size of the project. Interest rate will be pre-determined/selected prior to funding escrow. Ideally, I would like to work with 1-2 investor(s) that can re-lend the money at least twice a year.

My markets are Fresno/Clovis, Madera, Merced, Turlock and surrounding or nearby communities.

Ryan Airbnb is awesome! I use it for travel and started hosting guests last year. I would check out the top listings in your area and pay attention to what amenities they offer, property description and pictures. The price, warm and friendly greeting you give in your listing, plus clean beautiful pictures are critical. Tell guests your new and that you want them to feel comfortable. Communicate well without being a micro manager type host. Just try it and refine it ;). Also block out days you don't want in order to maintain a healthy life work balance. Someone said it before but definitely drop price when starting and even say in your listing your new and reduced price so people will try it!

Yes finally met some Merced flippers and was great to share stories and ideas. I love learning what other people focus on. Everyone has a need and a problem and someone always has a solution you just have to find who is your fit.

I see your challenges. Well I would skype interview some real estate agents that actually own investment properties themselves. Some even manage properties. At the end of the day you need a solid agent and a solid and affordable property management co or person. Small property managers can do good as well you just have to make sure you build a relationship and they understand your needs and concerns. Just keep up with BP man and you will get tons of tips and tricks.

Nice man welcome to BP I am from Fresno as well. Thank you for serving for us. Well, you if you haven't already you def need to listen to the BP podcast where they talk about using VA loans. You get 0 down and you can house hack the hell out of every 4 plex you own. If I were you I would be looking for triplexes and 4plexes that cash flow well even if 1 unit is empty (the one you're supposed to move into) as long as you leave it empty for a year you can refinance it into a conv. loan and then reuse your VA. They also mentioned that there is a way to somehow use someone else's VA loan or part of it because I think you guys are set at a 400K limit. SO if one of your buddies only uses 200K that might be another opportunity. Keep us posted please by using "Fresno" as many of us have it in our keyword notifications.

If you need help finding a deal in Fresno, Madera or Merced let me know I am well connected in those markets. You really just need a solid agent to work with. Who understands the BRRRR strategy.

I agree with James Wise and Anthony. I used to think the same way untill I met a real estate agent in Merced who does a better job at being a part time realtor than most full time realtors I know. Its simple he tells his potential clients that he works during the day and is able to talk to them during breaks, at lunch and see them after work anytime. Weekends he is always available. It actually forces him to be laser focused on who he deals with. 

I think people have different preferences. For 

me I would prefer a full time agent if I am looking for my home but as for an investment property I dont care how you do it as long as you find me one and can negotiate.

If your going outside of California I would say Texas has some hot markets.

I would seek a Joint Venture with a local flipper in Fresno or central valley (Merced, Turlock, Madera, Tulare, Visalia, Bakersfield) all good areas. Find a reliable realtor (buy/hold) or flipper (JV).
