(Timing) Market is very active in Fresno. May & June are 2 of the busiest months of the year best time to sell for top dollar. As an investor its a good time to sell your flip. Meaning buying distressed properties is best during winter when there is a lower number of retail buyers. I think Dec/Jan/Feb is the best time to load up on rehabs. 

(Geographic Areas) Lots of local investors and even outside investors have purchased most of the bank owned inventory in the A and B neighborhoods. I think there is still some opportunity in C and especially D. If you have the experience converting old downtown buildings into lofts is a something the Assemi's have been doing. Buying distressed homes in areas near the larger investors are buying is one idea. For this I would work with someone who knows the market very well. Street by street. Fresno has 2 major things going for it #1 High speed rail and #2 is the downtown revitalization project. 

Finally I would reccomend working with local people such as Jay or myself. We both have people we work with who can rehab homes and manage them as rentals. In fact Jay already does that. I am a little newer to the game and am currently helping people like Jay find off market deals (wholesale). I also have my own team but this business is all about relationships. Sometimes we compete and sometimes we help each other.

Greetings fellow BP'ers in San Jose, 

The High-Speed Rail Authority Board of Directors recently issued an update on their 2016 Business Plan. 1 of the 4 points mentioned Merced as a strategic service station that would allow residents living in Merced in 2025  to get to San Jose in less than 1 hour. My question is this to you currently living in San Jose:

Does this make you think about moving to Merced, CA?

If Yes/No please explain.

By the way I heard on one podcast in Biggerpockets that putting properties in a Trust is a way to avoid getting them assessed right away. Is that true? If so can anyone explain?

I would not mention the property that has lower taxes. It could trigger a new assessment on it. Just focus on the one you think is high. If you think its unfair you should be able to get it reassessed. County Assessed Records are public information easily accessible. You can see the last time the property was assessed. It might have been at the peak of the market in 2006 for example. Best way is to contact assessors office as mentioned.

https://msc.fema.gov/portal and just enter the address you are looking at. If you need help let me know. I do this on a regular basis for Ag Properties in California.

I work in Hilmar, California as an Ag Appraiser. I am always driving through small towns in rural areas. I would love to have this forum! My geographic area for rural residential and Ag property appraisals is Merced, Stanislaus and San Joaquin County! Ag appraisal is much different than residential but I do some rural residential appraisals here and there. Point is on my way to inspecting ag properties I run through these smaller towns near the 99 and off the 99 as well.
