Some of your data is incorrect.
Comp...4786 Maroa is 3/4 3,500 sf.
Comp...367 W. San Jose sold for $219K
Maroa is a busy street in Fresno. Sale comps are around $130sf at best. A safe ARV would be low $300's. A good acquisition price would be around 180-220K.
Also part of the listed square footage is possibly an addition.... permitted?
