@Cynthia Bass I guess congratulations and sorry at the same time...what went wrong? Did you have inspections done? When you get other two units rented, will you cash flow? How long have you owned the property and how long has it been complete? Thanks for sharing!

@Sean H. Are you purchasing from the homeowner or a wholesaler? If it is the seller, what state are you in? Your Real Estate Commission for your state will have free forms that you can download. 

Just a thought, but if you'll fill out your profile with more info, you'll probably get more responses.

@Alan Bosca I'd personally go ahead and start marketing the property...sounds to me like your tenant is trying to leave it open ended for their own benefit. Ultimately, you have you own interests to protect! If they truly want to stay, then when that sign goes up and the ad starts running, they will get their rear in gear and sign...if you still get no response, then you have your answer!

@Jeremiah Perkins I'm sure you already know, but this is a great forum to learn! How far are you away from making your first deal? Are you running the numbers on properties now, just for practice? 

It took us a couple of years of educating ourselves and saving before we jumped in this year. Glad we did, and as everyone says...we wish we'd done it years ago. You're going to make mistakes, but that's part of it! My suggestion, for what it's worth, is to look at properties (at least online), even though you aren't ready...know the market you want to invest in and run numbers as often as you can!

@John Roddy Pace I haven't been, I know that there are quite a few people that attend though. They post pictures regularly, looks pretty packed. I'd be happy to meet for coffee/lunch one day. I'd be interested to see your plans for your BLRRRR. How long have y'all lived in Tyler.

@Sierra Mendez Welcome to the REI world. Your first step is to learn as much as you possibly can on your own, before asking for a mentor. You'll need to know how you can bring value to anyone willing to teach you. Start with the BP podcasts, browsing the forums, learning the REI language. Start looking around the area that you think you'll want to invest in and get familiar with the area, the prices, etc.

You might consider going to work as an unlicensed assistant to a busy listing agent. Who is in your area that has a lot of listings? They may not be willing to hire you at your age, and with no experience...but you could work part time for free for a few months, prove yourself as helpful and eventually get paid...and you receive valuable hands-on education. You don't have to stick with the sales aspect of RE, but you'll learn a lot and make a lot of connections.

Know your market and run your own numbers. Remember he is a salesman, trying to sell you a property. Make sure that you know how much your repairs will be (from your own experience or contracts), and don't count on his estimates on repairs or ARV. If you have a relationship with a Realtor, ask them their thoughts!

Is the property in a decent area for resale or rent (if you are planning to hold). Make sure that you have contact with the title company.

@Mark S. I would trust the PM on this one, if you've had no issues with the tenant in 10 months and he's being upfront about it! Everyone hits a snag every once in a while, sounds like he deserves a break on this one time...if it happens again, time to evict...
