@Trace P. unless you have a relationship with inspector, they probably won't give you an estimate. If it's general repairs, or even HVAC, roof, etc., your Realtor should be able to help you get some general numbers for repair (or know someone who can give you general numbers). Your Realtor will also help you determine how you should negotiate those repairs...sometimes it's ask for the repairs, but a lot of times it is a certain dollar amount off sales price or at closing. All states differ, so it may be different in other states. Where are you purchasing property? 

A good realtor knows that negotiations aren't over offer is accepted, there are many things that are negotiated, even up to closing. 

I guess the next question is will the repair out you over the top for your numbers to work? Are you flipping or holding...will eventually recover if you’re holding, but if you’re trying to flip and it eats your profit...maybe think about backing out. 

How much did EM did you put down? Will your numbers work with repairs? 

@Tremaine Daughtry that price seems really high for our area (I’m in Tyler). I have a few questions:

1. How big is the house?

2. What does the grading look like around the house? (It’s unusual around here for it to be that wet under the house). 

3. Have you gotten multiple bids?

@Nigel Ford Have you tried looking at the homes that nobody else wants to buy? I guarantee that if you look on MLS, Zillow and FSBOs you will find a few properties that just need a rehab and the retail buyers are scared of it. If you haven't found a contractor in the area, start looking. They will be able to give you prices on rehab and make your offer accordingly!

I hear a lot of people say there are no good deals on the MLS...you have to make a good deal and be creative.

Are you working with a Realtor, wholesaler, feet on the ground? How are you looking for deals?

@Fallon Morris Welcome to BP, and congratulations on taking steps to a happier life! 

What state are you located? The laws are different in every state. For Texas, we can have unlicensed assistants that are limited in their duties, but you can still learn a lot while you are there. Plus you are building relationships and making much needed connections. Quite honestly, when you are done with your courses, pass your exams and get your license, you have no clue how to be an agent. Learning while you work would be very helpful. 

I'm not sure what you make now, most people don't pay unlicensed assistants much...but if you are able to live on it, then win/win! I'd say find an agent with a lot of listings and ask them to lunch, do that with a couple of agents and you will find one that matches your personality and might be willing to help you out...here's the biggest part though, you have to work hard and bring them value! You might even ask them if they'd be willing to let you be a paid licensed assistant or buyer's agent when you get your license. Some agents will even offer to help pay for your expenses (don't expect it, I wouldn't even ask about that part until you have proven yourself). 

I would suggest completely filling out your profile, you will get more interaction and people will be more willing to connect with you and help answer questions!

@Jaime Rosenzweig Welcome to BP, I can't think of a better place to educate yourself! 

I see by your profile that you have had some problems in the past with brokerages...to that I say, don't give up! You will find YOUR right fit! It's different for everyone. 

Tyler is a great place, I've been here a little over 30 years and wouldn't consider living anywhere else. As far as our market, it's been pretty stable for a long time now...had a few bumps around 2008-2010, but nothing like a lot of the country! 

We have several national companies here in Tyler that you could hang your license, and a few smaller ones that you could consider. I'd say you have to interview them, just like they do you and make sure your personality is a good fit. 

What are your considerations in moving to Tyler?

We recently purchased three homes in East Texas (Mineola and Henderson). Hoping that someone in the Tyler/surrounding areas have referrals that they can share. We are wanting several bids. Would like someone that is an investor or has an investor mindset, if possible!

@Christopher Weller @Patrick Dempsey Not sure how much you guys have navigated through the BP site, but you can set up a keyword alert...I have it set up for Longview, East Texas and Tyler, helps you see what's going on in those areas mentioned and network with local people. 

The one piece of advice I have is don't sit on the sidelines too long, learn as much as you can...run numbers on anything that you think might work (try the BP calculators, they are awesome) and practice, practice then buy something!

@Christopher Weller I'm from Tyler. The market here in East Texas is still great...there are good deals out there, just have to sift through, run numbers and make lots of offers! What kind of info specifically are you looking for, I'd be happy to help!
