I sent the assignment form yesterday...that's exactly how I thought it was supposed to work, but thought maybe I was missing something. Sounds like title is the one missing something, I will get with her again in the morning! Thanks @Barry Pekin & @John Underwood

@Barry Pekin, my concern is the title company said they can't send me wiring instructions...they can only send to the buyer...I am the buyer...

I am needing clarification on assumption. We are purchasing a home from a wholesaler who closes tomorrow...I assumed the title company would have something to do with our assumption...but apparently that isn't correct? How will title actually pass to us? The wholesaler we are using is brand new...this is his first closing and our first time closing through assumption...add to that a title company that is hundreds of miles away, with a lack of communication.

Any info is helpful!

@Freddy Hernandez can’t evict unless they are not paying. Cash for keys sounds like your best option. When is their lease up?

@kyle keller Welcome to BP and thank you for your service. You can actually use VA loan more than once, however, you can only use is one at a time...you may already know that, but wanted to clarify. You can also go through Navy Federal at @Tyler Flagg stated, you can also use USAA if you are a member of either. They offer a "cash back" program, so definitely check on that.

Multi-family sounds like the best plan for you, just as everyone is saying. Read the forums and listen to the podcasts, so much info here and members are so helpful! Reach out if I can ever be of assistance!

@Jason Whitlock I've been very interested in the OZ as well, I don't think a lot of people are doing it right now...but I think we should be! Still trying to get a grasp on it all, so I'll be following along hoping to learn as well!
