Sorry, meant to say current taxes...go to the county appraisal website, and it will give you that information.

@Jose Robles congratulations!

Put those 500 cards to use...give them to everyone you know, and those you don't know! Pick up the phone and call a couple of people a day, you're not trying to hard-sell them..just be genuine, tell them you're now licensed, and if they know anyone who might be looking to buy or sell that you'd love the referral!

Go to the office, if possible, and make connections with others in your office. Offer to help a busy agent hold a house open, run errands, or do transaction work for them to get in the business...in return, maybe they can throw some buyer leads your way.

The training is helpful, but don't get so wrapped up in learning how to do it that you fail to ACTUALLY do it! Work hard and it will happen! Good luck :)

@Vashon L Hargrove I personally don’t like (or use) scripts. I personally don’t like to be “sold.”

With investors, at least the ones I’ve worked with, they know the business anyway. They need your knowledge of the area, your contacts and knowledge of your profession.

My advice: be sincere, helpful and get involved.

@Jack Exum there is really no tipping point in my opinion…you just have to make the leap and work in your business!

There are still plenty of homes being bought and sold (at least in my area) and there is enough business for all of us. When you are hungry (literally and figuratively), you make it work!

Working as a buyer’s agent might be a good option, but it limits your income. I don’t k ow your financial situation, but if you were an educator you can replace that income easily in residential real estate!

Your SOI is everyone you know, don’t pay for leads…work your SOI! Tell everyone you know what you do and be yourself, it will happen organically.

The key is to treat it like a business and make yourself work, even when you have nothing going on!
