@Francisco Anguiano lots a good responses already…I will say it would be a good idea to connect with a local Realtor or attorney initially to learn how to properly fill the contract out, with proper addenda.

While it is a fill in the blank contract, you will still need help to make sure it’s done properly. After your first couple of contracts, you should be able to do them yourself.

@David Call our prices have started creeping up this year, but yes, you can still find a home for $150,000 (once our inventory increases)

Might not be the biggest home, or in the most desired area, but they are out there...especially if you shop the outskirts of Tyler.

Hi Chelsea,

Tyler is a good area to invest in. Rental rates are stable, economy is good and with all the growth in the area I don't see that changing any time soon.

What kind of properties are you looking to invest in? As in most areas of the country, supply is limited right now...so finding a bargain right now might be a little tough.

@Diana Fernandez Check out the Lake Livingston, Lake Texoma areas. Lake areas are always a draw here in Texas.

You might look on VRBO and do a little research into the area you are looking at, see how far out they are booked, prices, how many homes are available, etc.

If you find a couple of great listings about like what you'd like to buy, make contact with the PM and ask all the questions!

@Ivan T. sounds like you can probably get away with leaving the existing windows, as long as your home has curb appeal and doesn’t look out of place in the neighborhood!

@Ivan T. really need more information...have you completely remodeled the rest of the house?

What type of area are you in, do the surrounding homes have new windows? Are the current windows in good shape?

@Brandy Stewart I would say unless you are lower level healthcare, that you stick with that W2 income, just as @Dan Weber mentioned. His advice is on point...lenders will expect 2 years of 1099 income and tax returns...and unless you want to pay hella taxes, you'll want to deduct all that you can as an independent contractor. 

There are a lot of agents in the East Texas area, and most don't make more than $40,000 a year...gonna be hard to save unless you go in and kick butt in your first few years (which can happen, but unusual). 

Possibly try to find a duplex that you could live in one side and rent out the other, live in house hack will probably be the quickest, and least money down to get you started!

@Howard Mintz in our Tyler and surrounding areas, they are very common...and insurance can be quite a bit less because of the steel construction. I’ve not found a provider that will not insure metal frame construction.

People run into issues with when their attached garage/shop area is equal to or larger than their living area...then insurance will actually go up.

You said that yours will not be a barndominium, so that will likely not apply to you!

It's about 75/25 on accuracy, but better than nothing! You might want to find a new agent in your area that needs some practice doing a CMA, they will send you the info with their opinion of value with the comps and you can do your own evaluation, as well...just a thought.

@Alexander Canalini Several of my investor clients (when they are in research stage) will run comps on Zillow and Realtor.com combo, if they need additional info that they can't find (recently sold properties, concessions, etc), they call me. 

It's always nice to have a good Realtor that you can call. There are some of us that enjoy working with investors.
