@Barb Asay I'm not sure about your state, but in Texas the option period allows the buyer to back out for any reason...even if they just change their mind. Likely, if they didn't try to negotiate repairs they got cold feet. It happens sometimes. Don't let it get ya down, just part of it. Another buyer will come along!

@Daniel Purcell Welcome to BP! You will find so much free information in the forums, and listening to the podcasts. I use them on a daily basis. When I first got started I read How to Invest in Real Estate, by Brandon Turner and got so much out of it. Book on Flipping Houses by J Scott was also great.

There is a tab at the top, Bookstore, there are a lot of great recommendations there. It not a real estate book, but Miracle Morning has been a game changer for me, as well!

I'd love to find a local (Tyler, TX) wholesaler to network with.

Tyler market has been pretty strong for several years now. No, not much inventory...but there are still deals to be had, if you dig...even in the MLS. I wouldn't hesitate to buy, even with the oddness of 2020. Tyler is a stable market, our growth is slow, but steady. In my opinion, it's perfect for buy and hold!

@Yaron Yashar I'm in Tyler, I'd be happy to connect!

@Lance Silvertooth thanks! Just messaged you!

@Andrew Postell

Thanks for the recommendation, I've got nothing to lose by trying! We are pretty far from DFW...but perhaps some of those guys know contractors and have done business in that area. Thanks

@Mike Reynolds

Great! I just messaged you!

We've got a 1000 sf frame house in Henderson, TX that will need a total overhaul. I'd love to find a reliable contractor that would handle the rehab...but that is literally like finding a unicorn. If you've got someone you'd recommend, I'm all ears! I've found for every 6 contractors I call, 1 actually returns a phone call.

If you live in the area and have any contractor recomendations, give me a shout...I need everything from foundation work, framer, sheetrock and painter! I'll in turn give you a list of who NOT to use!! LOL, I do have a great plumber and HVAC crew if anyone needs the info!

@Debbie J. Skora
Really, that’s about it. Just make sure that you don’t have any deed restrictions for mobile homes.
Your best bet for finding used mobile homes will be Craigslist and FB marketplace, most likely...that’s where you’ll find your best deals anyway. Someone else may have another alternative to that, though.
