With the information that you've given here, I'd probably pass on this one and keep looking...something just doesn't sound right. But that's from 1,500 miles away and without having seen the house! Trust your instincts!

@Ava Nova in Texas, it is possible, but that's a pretty big rush to get title work back if the title company is as busy as we are here in Texas. Also, the EM seems a bit high to me...what is the purchase price of the property? A good rule here is 1%...so if you are purchasing a $100,000 home, you would deposit $1,000. 

Sounds to me like the wholesaler hasn't been able to find a buyer and is about to be forced to close on this deal himself, if he can't get another buyer under contract. I'd do my homework before I commit...have you done inspections or gotten rehab estimates (and not the estimate that the wholesaler gave you).

Don't let emotions drive you, think it through and don't be rushed.

@Carolyn Chupa I agree 100% with @Paul Shannon! What renters want, and what they will maintain are two different things...and dogs can and will destroy the grass. Keep it simple...

@Barb Asay Definitely sounds like it to me too, it's usually pretty easy to spot the transactions that won't go through or will be long and stressful! LOL

@Chris Borunda If you are using a reputable agent to represent you, they will help you look for those red flags. Just pay attention to what you hear and see and trust your gut!

@Barb Asay Definitely sounds like there was more to it than the inspection report. Really, there is nothing more that you could've done to negotiate better...if there were no red flags with the buyer before them backing out. Did you have an agent representing you, or were you doing it on your own? A lot of times, we as seller's agents will get a pretty good feel for the validity of a contract (ie: is the buyer or buyer's agent being wishy washy or throwing warning signs). 

I always suggest making it known to all parties that we will be accepting back up offers. Make sure that the other buyers Realtors know this as well. Many buyers and sellers don't even know that's a possibility, if their agents don't tell them!

@Chris Borunda If it's a duplex/triplex and they are only allowing you to see one unit, I'd ask to set up a time to see others...if they aren't willing, move on. If you are looking at a larger property and you can see several units, I'd say that you should be able to get a good idea of the overall condition of property. Always get an inspection, most issues with the property will be uncovered then.
